Commercial mortgage
In short
A loan secured by commercial real estate, used to purchase or refinance properties like offices or warehouses. When buying a business that owns its real estate, this loan component is key to financing the property.
What it means in a deal
If the business you're acquiring includes real estate, a portion of your 7(a) loan will function as a commercial mortgage. The SBA requires the property to be primarily owner-occupied (at least 51%). Be sure to understand the appraisal and environmental review requirements for the real estate.
