environmental remediation plan

In short

A detailed strategy to clean up environmental contamination at a property, often required if a Phase I or Phase II Environmental Site Assessment identifies significant issues. This protects both the buyer and the lender from future liability.

What it means in a deal

If your target business's real estate has environmental concerns, a remediation plan, often developed by an environmental consultant, becomes part of your loan approval conditions. Ensure the plan is clear, costed, and accounted for in your total project costs, as the SBA won't guarantee loans for businesses with unresolved environmental hazards.
